Kitchen Floor Sag Consultation

Deadline: 2026-04-07
Project-Based

Description

Budget: $250 - $750

My house is only about two years old, yet the wood floor in the kitchen has already developed a noticeable bow—roughly ½ in. to ⅝ in.—that peaks right in front of the refrigerator. I would like a licensed structural engineer to help me understand why this has happened and what corrective steps make the most sense before the problem spreads.

Besides the main dip, I’m also starting to see small gaps between some walls and the floor/ceiling junctions elsewhere in the home, so I suspect there may be an underlying framing or load-path issue that needs a professional eye.

Here’s what I need from you:

• An initial remote consultation (photos, video call, or shared drawings) to review the symptoms, current framing details, and construction history. • A concise written assessment outlining the likely causes of the sag, any immediate safety concerns, and at least two repair approaches (for example, joist sistering, subfloor reinforcement, or load redistribution). • If the scope warrants it, a follow-up site visit or stamped report that I can hand to contractors or the original builder.

Experience with modern residential wood-frame construction, load-deflection calculations, and practical retrofit methods is essential. Familiarity with relevant building codes in new builds is a plus.

Please tell me how you prefer to receive the existing plans/photos, the timeframe for your assessment, and what your deliverables will include.
