Description
I’m adding a single-story extension to my home in San Jose to gain more space. There are changes to the existing wall and the plans are to be included with this change. I need a designer who can turn my rough concept into a full, permit-ready drawing set and work with the City of San Jose to get the plans approved.
This needs engineer with California license.
Scope of work
• Create measured floor plans, elevations, roof and foundation plans, sections, and a site plan that meet current California Building Code and San Jose municipal requirements. There is no existing floor plans available. The plans attached in the project is just a rough sketch. The City of San Jose might/might not have the floor plans. • Survey of existing house property lines to get the "correct" floor plans. • Dimension everything clearly so a contractor can price and build directly from the sheets. • Include Architectural plans/Structural drawings/Civil plans/engineering/calculations for all changes. • Include Title 24 energy compliance report. • Incorporate survey changes if City makes it mandatory and changes are needed. • Check whether soils/geotechnical work is required. Incorporate changes if needed. • Package the documents in formats acceptable by the City of San Jose and submit on their portal. • Respond to any city plan-check comments until the permit is issued.
Acceptance criteria
- Drawing set stamped “approved” by the City of San Jose to start addition.
