NZ Flat Structural Engineering

Budget: $250 - $750

I’m renovating my Auckland flat into a full open-plan layout and need a Chartered Professional Engineer to take the project from concept to consent. Two walls must come out: one between the kitchen and lounge, and a second load-bearing/bracing wall at the entry. A new beam will span the combined space and carry both gravity and lateral loads, and several light partitions are also being removed. All work must satisfy the New Zealand Building Code, in particular clauses B1 and B2.

What I need from you • PS1 design producer statement (and PS4 construction review if you can offer it). • Detailed structural calculations covering all gravity, seismic and wind actions, not just summary numbers. • Specification and sizing for the replacement beam

• I’m open to LVL or steel, so please recommend the most efficient option with full connection details. • Bracing analysis, identification of any shortfall created by removing the entry wall, and design of replacement bracing elements. • Design of new posts, footings or other supports, complete with foundation requirements if they change. • Consent-ready drawings that clearly show the beam, supports, bracing and demolition extents, plus concise code-compliance notes for B1/B2. • Coordination with the architectural intent for a kitchen island with seating so the structure doesn’t clash with services or cabinetry.

Preferred workflow Send through a brief methodology, timeframe and the software you normally use (ETABS, Strand7, SpaceGass, etc.). Once engaged I’ll supply existing floor plans, site photos and any council files I have. I’ll lodge the consent myself, but you’ll need to be available for quick RFIs from council if they arise.

If you can cover both the PS1 and later the PS4, great—let me know your site-inspection approach; otherwise I’ll arrange an independent reviewer. Looking forward to working with a detail-oriented engineer who knows the NZ Building Code inside out and can get this through council first time.
