I need a seasoned cost estimator to work out a realistic engineering-fee schedule for a small commercial build—under 10,000 sq ft—covering Mechanical, Electrical, and Plumbing disciplines.

What I’m after is a concise yet defensible number that I can hand straight to ownership and our design partners. Please base your work on current U.S. market data (RSMeans or similar), note any regional multipliers you apply, and spell out scope assumptions so we can adjust easily if the program shifts.

Deliverables • Itemised fee table for Mechanical, Electrical, and Plumbing engineering services, clearly separating design, construction-administration, and reimbursable costs • Short narrative (1–2 pages) explaining methodology, hourly rates or percentage basis, cost indices used, and any exclusions • Editable spreadsheet (Excel or Google Sheets) plus a locked PDF summary for circulation
