I need a seasoned cost estimator to work out a realistic engineering-fee schedule for a small commercial build—under 10,000 sq ft—covering Mechanical, Electrical, and Plumbing disciplines.

What I’m after is a concise yet defensible number that I can hand straight to ownership and our design partners.
