Modern Japandi Villa Design Plans

I have a 900 m² family villa in Abu Dhabi that I want to transform into a warm yet minimal “Modern Japandi” retreat. The scope is comprehensive: every interior space—living areas, bedrooms, bathrooms, the kitchen—as well as the full outdoor footprint and landscaping must speak the same Scandinavian-meets-Japanese language of natural materials, neutral palettes, and crisp lines.

What I need from you • A concept package that establishes mood, finishes, furniture direction, lighting philosophy, and planting approach, supported by full-area 3D renderings (all zones, no exceptions). • A complete construction documentation set: detailed GA drawings, reflected ceiling plans, bespoke mill-work/shop drawings, material and fixture schedules, and landscape hard-scape/soft-scape plans ready for contractor pricing and on-site execution. • A clear phasing and fee proposal that separates conceptual design from technical documentation, so I can engage you through both stages seamlessly.

How we will work Show me a portfolio of large-scale residential projects where you delivered a similar minimalist or Japandi feel. Outline your typical workflow—from schematic sketches through to IFC-level drawings—along with the software you prefer (AutoCAD, Revit, SketchUp, Lumion, Enscape, or similar). I am comfortable collaborating via BIM 360 or shared cloud folders and can provide existing CAD files and survey data upon kickoff.

Acceptance I will consider the job complete when I have:

1. High-resolution renders for every room and exterior zone that align with the approved concept.
2. A coordinated set of PDF and DWG/Revit files suitable for local authority submission and contractor tendering, including all joinery, MEP coordination points, and landscape details.
3. A finishes and FF&E schedule that matches the render visuals in style, quantity, and specification.
