Remote Property Manager - Looking for candidates having experience only in North America, Central America, South America, and Europe

Budget: €18 - €36/hr
I need a hands-on partner to run the day-to-day operations for a growing portfolio of Airbnb and VRBO listings. Your core focus will be three areas:
• Pricing optimisation
- you’ll own a seasonal pricing strategy, adjusting rates in line with local demand patterns, events and market shifts to maximise occupancy and RevPAR. • Calendar & booking management
- keep every calendar perfectly synced, eliminate double-bookings and close gaps that hurt revenue. • Guest communication
- respond promptly and professionally from first enquiry through to post-stay feedback, ensuring five-star experiences.
If you already work comfortably inside Guesty, Smoobu or a comparable PMS, you’ll hit the ground running; if not, demonstrate you can master similar tools quickly. I expect you to know the ins-and-outs of short-term rental regulations in multiple regions, follow industry best practices and keep impeccable records.
Deliverables I’ll review weekly:
- Updated pricing matrix reflecting seasonal adjustments.
- Clean, conflict-free calendars across all platforms.
- Guest message log showing response times and resolution notes.
- Brief KPI report covering occupancy, ADR and any operational issues.
