42x80 South-Facing Apartment Layout

Budget: ₹600 - ₹1500

I need a complete architectural layout for a 42 ft × 80 ft south-facing plot. The brief is straightforward:

• Ground floor set aside entirely for covered parking, circulation and service areas. • First and second floors should maximise the number of residential units while keeping an equal mix of 3-BHK and 2-BHK apartments. • All living rooms, bedrooms and the kitchen in every unit must receive generous cross-ventilation and direct natural light. • A single central core with a common staircase and lift should serve every flat efficiently, minimising wasted corridor space. • The southern frontage needs a visually appealing French balcony with railings that runs the width of each flat, offering light, shade and a touch of street presence.

I’ll look for clean CAD floor plans (AutoCAD, Revit or similar) showing dimensions, column grid, doors/windows, plumbing shafts and the parking layout, plus basic 3-D massing or rendered elevations that illustrate the balcony treatment. Please label all rooms, indicate window sizes and sun angles, and respect local building regulations on setbacks and FAR.

Final deliverables (PDF + editable files) should include:

1. Ground-floor parking plan
2. Typical floor plan for residential levels
3. Front elevation with the French balcony detail
4. Section through the stair/lift core
5. Brief area statement for each flat type

Once I have those files, I’ll review and request any minor tweaks before sign-off.
