Lists scraped from LinkedIn, CRE sites (CoStar, Crexi, LoopNet, Zillow, etc.) or any other widely recycled source don’t help; I’m after owners I can pick up the phone and call, not brokers or property managers shielding the real name behind an LLC.

Here’s what makes a lead “solid” for me: • The record contains the owner’s full name, direct phone number, and property address. • The property is commercial (retail, industrial, office, multi-family above four units, or special-use). • Ownership is current and verified within the past six months. • The owner has not filed a tax appeal in the last assessment cycle (public filings can confirm this).

Preferred outreach method is phone, so accuracy of numbers is critical. If you already have a system—skip-tracing, courthouse record pulls, utility data matching, or other creative research—I’m open to it. Delivery can be a spreadsheet, CRM import file, or even warm live transfers if that’s your specialty. I’m comfortable paying a reasonable upfront fee and a small contingency (around 5 % of any successfully reduced assessment) per property we ultimately take to appeal; we can outline the structure together.
