Goodman Masson are currently working with a social housing organisation in London to recruit for an interim Building Surveyor (RICS)

  • Disrepair.

Rate - £400 - £500 a day INSIDE IR35 umbrella

Overview

To act as the subject matter expert in relation to surveying requirements associated with disrepair. The role involves inspecting properties, identifying defects, and determining whether issues are structural in nature and/or constitute breaches of tenancy agreements or relevant legislation.

Key Responsibilities

  • Attend properties to assess defects identified within disrepair claims and determine whether they are structural and/or breaches of tenancy agreements and relevant legislation.

  • Undertake calcium carbide testing in cases where damp is alleged.

  • Assess and provide percentage contributions of rising and/or penetrating damp where identified.

  • Provide detailed written reports outlining:

  • Cause of defects

  • Estimated duration of defects

  • Likely remedial costs

  • Property age, condition, and expected lifespan

  • Produce CPR 35-compliant expert witness reports, including photographs and Scott Schedules with accurate schedules of rates (SORs) and quantities.

  • Conduct inspections in line with Civil Procedure Rules (CPR) Part 35 and maintain certification in the Housing Health & Safety Rating System (HHSRS).

  • Prepare expert evidence and attend court where required.

  • Provide professional surveying advice and training to colleagues when necessary.

  • Communicate effectively with stakeholders, ensuring clarity and professionalism at all times.

  • Identify and resolve issues proactively, escalating where appropriate.

  • Maintain up-to-date knowledge of relevant legislation, policies, and procedures through continuous professional development (CPD).

Skills & Experience

  • Proven experience providing expert survey evidence in legal or court settings.
  • Strong IT skills, including proficiency in Microsoft Office.
  • Ability to engage effectively with internal and external stakeholders.
  • Capable of working independently with minimal supervision.
  • Excellent written and verbal communication skills.
  • Strong relationship-building abilities.

Essential Requirements

  • Certification and knowledge of RICS building surveys and CPR reporting.
  • Experience across residential and/or commercial property.
  • Experience producing defect reports and remedial specifications.
  • Experience inspecting properties, diagnosing defects, and specifying repairs.
  • Ability to provide objective, unbiased expert opinions within area of expertise.
  • GCSE Maths and English (or equivalent).
  • MRICS or FRICS qualification.
  • Full UK driving licence and access to a vehicle.
  • Experience producing CPR 35-compliant reports.
