MDU Property & Concierge Insights

I am currently mapping out the full life-cycle of Property Management Systems (PMS) and third-party concierge solutions used in apartment / MDU environments. The objective is very specific: gain a clear, practitioner-level understanding of day-to-day operations and, just as importantly, see what a typical services contract or SLA looks like—fees, scope, escalation clauses, the works.
You’ll draw on first-hand experience with PMS platforms (e.g., Yardi, AppFolio, RealPage—or an equivalent) as well as on-site or virtual concierge offerings that cover guest services, housekeeping coordination, local bookings, package handling, etc. What I need is less about software configuration tutorials and more about operational flow and commercial terms.
Scope of work • 60- to 90-minute discovery call covering system workflows, staffing patterns, and resident touch-points. • A concise written brief (10–15 pages is plenty) summarising:
- Core processes from resident onboarding to maintenance/concierge request closure.
- Typical KPI dashboards used by management.
- Standard contract structure, key clauses and industry-norm pricing models (redacted examples welcome). • Follow-up Q&A session (30 minutes) to clarify details.
Acceptance criteria The brief must reference at least one real PMS and one concierge provider currently active in the apartment sector, include a sample contract outline, and highlight at least three common pitfalls or negotiation levers.
