I’m building a practical library of property-investment playbooks and need clear, well-structured text documents that fellow investors can pick up and use immediately. Each guide sits inside my existing style framework (I’ll share the style guide once we start) and should read like a concise “field manual” rather than a theory essay.

• this is the immediate priority. Break down the deal evaluation process step-by-step, include workable formulas, red-flag checklists, sample numbers, and a brief case study so readers can follow the maths from headline rent right through to net cash flow.

Context you should know • I have already drafted sections for “Optimise a Short-Term Let Listing” and “Planning Permission for Serviced Accommodation”. Once the new guides are complete, I may ask XXXX XXXX tighten those early drafts so the whole set feels consistent. • Format is straightforward: editable text document (.docx preferred) that matches my heading hierarchy, bullet style, and brand voice. • UK legislation and terminology apply (HMRC, planning classes, holiday-let regulations, etc.), so please cross-check any legal references.

Acceptance criteria for each completed guide

1. Follows the supplied style guide without deviation.
2. 1,500–2,000 words of original copy, plagiarism-checked.
3. Includes at least one worked numerical example and one actionable checklist.
4. Delivered as a clean, proof-read.docx file ready to drop into my template.
5. References and links to any external data sources placed in a final “Resources” section.
